Piccadilly Grand – A New Launch in District 8

Located along Northumberland Road, Piccadilly Grand is the latest new launch in District 8 by developers City Developments Limited (CDL) and MCL Land. It is a mixed-use development with a retail podium on the first floor and residential towers above. It has been developed by Maximus Residential SG Pte Ltd, a joint venture between CDL and MCL Land with over a century of collective experience in real estate development.

The project is situated within the Kallang Planning Area and is close to Farrer Park MRT station which links directly to City Square Mall and Farrer Park Bus Terminal. It is also near major arterial roads like Race Course Road, Bukit Timah Road and Central Expressway (CTE) that connects to the Pan Island Expressway (PIE).

Units at Piccadilly Grand range from 1 to 5 Bedroom types and sizes vary from 484 sqft to 1,679 sqft. There are 407 units in total and they come in different configurations as well.

One Bedroom units are expected to sell at $1.058 million ($2,186 psf), two and three Bedrooms will sell from $1.348 million ($2,086 psf) and four and five Bedrooms dual key will cost $3 million and above ($1,896 psf). The maximum unit size is 3,847 sqft, which can accommodate a family of up to seven people.

As for the amenities, they are very comprehensive and well thought out. There are 3 clubhouses to choose from, which are designed to offer a luxurious, sanctuaries-like experience for residents.

Each clubhouse has its own set of facilities, ranging from a fitness centre to function rooms and a pool deck. These are some of the most important features that you should consider when looking at a new condo.

Another highlight is the location of Piccadilly Grand, which puts it close to reputable schools such as St. Joseph Institution Junior, Anglo Chinese School and Hong Wen School. The development is also close to hawker centres and shopping malls like City Square Mall, Berseh Food Centre and Tekka Centre.

Besides that, the area is well connected to several world-class medical centres and hospitals around the area, so residents can be sure that their family members are in safe hands when it comes to medical check-ups or emergency situations.

The development is also close to several key areas in Singapore including the Orchard Shopping Belt, Marina Bay Financial Centre and the Central Business District. The project is also a short 7-minute walk from Mustafa Centre, a mega department store that has all the usual amenities for you and your family.

There is no doubt that Piccadilly Grand will be a popular residential destination with its premium amenities and proximity to the city. It is also priced competitively as compared to its Rest of Central Region (RCR) counterparts, especially since it is the latest launch among the trio.

The overall layout of the residential blocks at Piccadilly Grand is thoughtful and spacious, with units placed in a staggered formation to maximise views. In addition, each block is tilted in a particular direction to give the residents a north-south orientation and to ensure that they are not exposed to direct sun light or too much wind. The layout also enables residents to enjoy the breeze from their balcony or terraces.
